Commercial Maintenance & HVAC Services

We'll attend site every three months (4 visits per year) and carry out the following checks on each unit. Each unit is assessed and rated between poor / fair / good (or pass / fail) with notes recorded on a service report issued after each visit.

Air conditioning — 3-monthly checks (per unit):

Clean return air filter
Check evaporator coil is clean
Check general operation
Visual check for gas leaks
Remove and wash filters (as required)
Check filter condition and seal (as required)
Check for broken frame supports and missing bolts
Check and clear drains, inspect drip trays

All work carried out by our licensed and Arctic-certified technicians.

Vaccine fridges & temperature monitoring

As you're a medical practice, just let us know if you have any vaccine fridges or temperature-sensitive storage on site. We can include calibrated sensor and temperature checks as part of the program to help you meet cold-chain and compliance requirements.

Asset creation & management — SimPro

Alongside the quarterly cleans, we'd like to offer asset creation and management through our system SimPro, designed to give you a clearer, more organised overview of all your HVAC equipment across the site. We'll build the asset register on the first maintenance visit, capturing every unit as we move through the cleans, so it's done in one pass without a separate site attendance.

This allows us to manage your systems more proactively, improve response times, and ensure accurate tracking for any future maintenance or warranty claims. I've attached a sample asset register from our system so you can see what this looks like in practice.

Customer portal — live access

Alongside this, we've introduced our customer portal, which gives you live access to everything in one place. Through the portal, you can:

Track jobs and their status in real time

Access quotes, invoices, and service history

Add notes or raise new jobs/requests directly

Exclusions

Repairs, replacement parts, and refrigerant gas (quoted separately as required)
12-monthly major service items (insulation checks, bearing service, pressure/amp readings, condenser coil clean, corrosion treatment, electrical switching checks) — these can be added under a separate annual service if you'd like full coverage
After-hours callouts (charged at standard rates)

Industry Refrigeration & Air Conditioning is a Cairns-based business that's been operating since 2022. Our team of around 15 covers commercial and residential air conditioning, commercial refrigeration, HVAC and ventilation, marine cooling, beer and glycol systems, and licensed electrical work. Everything is carried out by licensed, Arctic-certified technicians, and we offer 24/7 emergency call-outs for our contracted clients.

Please note this is a generic overview of our scheduled maintenance — one a first visit has been completed, we can provide a customised quote based on the systems on site. I would imagine your site would require around 4-6 hours per Quarter.
